Empadronamiento in Madrid

The Ayuntamiento de Madrid runs padrón appointments through its own city booking system, and accepts several procedures online when you hold a digital certificate or Cl@ve. Your district office handles counter appointments.

Local taxes

Madrid sets its own IBI rates and applies regional deductions on some transfers. Regional income tax bands in the Comunidad de Madrid differ from other regions once you become a tax resident.

Schools

School places are allocated by the Comunidad de Madrid on a points system, in which the registered address and siblings weigh most. Bilingual public schools are widespread across the city.

SERMAS assigns you to a health centre based on your registered address once you are entitled to public cover.

Housing

Rental demand is high in the central districts, and agencies normally ask for a NIE, an employment contract or proof of income, and a deposit plus guarantee.

Banking

Every bank operates here and most support fully digital onboarding once you have a NIE.

Utilities

Electricity, gas and water are contracted separately, with Canal de Isabel II supplying water across the region.

Getting around

Metro, Cercanías trains and buses cover the whole region on a single transport card, so many residents do not register a car at all.

Moving with family

Register the household together. School admissions in spring read directly from the padrón address.
